What credit score do you need for down payment assistance?
Two separate minimums apply — the loan’s and the program’s — and the program’s is usually the higher one.
Buyers often research the credit score needed for a mortgage, get an answer, and assume it settles the question. It does not. Assistance programs set their own minimums on top of the loan's, and because assistance is limited money being placed at some risk, the programme's bar is commonly the stricter of the two.

Under the FHA guidelines, the structural thresholds are well defined: a score of 580 or above supports the minimum 3.5% down payment, while scores from 500 to 579 require 10% down (FHA Single Family Housing Policy Handbook 4000.1 (HUD)). Individual lenders frequently impose higher requirements than FHA's floor — these are called overlays and are entirely legal.
Agency assistance programs then layer their own minimum on top. The number varies by agency and by product, so it must be read on the programme's page rather than assumed.
The practical implication: if your score sits near a threshold, moving it up a small amount can change three things at once — whether you qualify for assistance, the down payment percentage required, and the interest rate you are offered. Few other actions move that many levers simultaneously.
What else the agency looks at
- Debt-to-income ratio. Some agencies cap DTI more tightly than the loan does — a programme may require a lower back-end ratio than the 43% FHA guideline.
- Manual underwriting. If your file is manually underwritten rather than approved by an automated system, some programs restrict or decline assistance.
- Recent derogatory events. Bankruptcies, foreclosures and collections have their own waiting periods, separate from your score.
- Thin or no credit file. Some programs allow alternative credit — documented rent, utilities and insurance payments — where the loan programme permits it.
If you are below the line
This is a timing problem, not a permanent one. In rough order of impact per week of effort:
- Pull all three reports and dispute errors. Errors are common and removal can move a score quickly. You are entitled to free reports — the CFPB explains how at Consumer Financial Protection Bureau.
- Cut revolving utilisation. Paying balances down well below limits before the statement date is usually the fastest legitimate improvement available.
- Stop opening new accounts while you are preparing to buy.
- Never close old accounts to "tidy up" — age of accounts is working for you.
- Let collections be advised on, not guessed at. Paying an old collection is not always the right move; a HUD-approved housing counseling agencies can advise at no or low cost.
Be sceptical of anyone charging a fee to do these things for you. Nothing in the list above requires a paid service, and credit repair companies cannot legally remove accurate information.
