FHA loans carry an upfront mortgage insurance premium and an annual premium collected monthly, and on most modern FHA loans that annual premium remains for the life of the loan rather than dropping off at a set equity level. Conventional loans carry private mortgage insurance that can generally be removed once sufficient equity is reached. Over a full holding period that difference can outweigh a lower FHA interest rate.

Many state agencies offer conventional HFA products alongside FHA ones, sometimes with reduced mortgage-insurance coverage. If your credit and income allow it, ask the lender to price both and compare the total monthly payment — not the rate.

Practical rules for the FHA + assistance path

  1. Use an approved lender. Assistance programs work through a lender panel; your preferred bank may not be on it.
  2. Get the assistance identified in writing early — structure, lien position, and monthly payment if any — because it changes your pre-approval amount.
  3. Price FHA against a conventional HFA product on total monthly cost including mortgage insurance, not on the headline rate.
  4. Confirm seller-paid closing cost limits if the seller is contributing as well as the programme.
  5. Ask what happens on refinance. If you plan to refinance out of FHA later to shed mortgage insurance, find out now whether the second must be repaid or can be subordinated.

Other loan types that pair with assistance

FHA is not the only route. VA loans (for eligible service members and veterans) and USDA loans (for eligible rural areas) both allow zero down payment on their own terms, which changes the role assistance plays — often shifting it toward closing costs.
